It's one of the first questions every homeowner asks us, and it's the right one to ask before you fall in love with a Pinterest board. The honest answer is: it depends on the scope of the project, the age and layout of your home, and the finishes you choose. But after nearly three decades of remodeling kitchens across Highland Park, Winnetka, Glenview, Lake Forest, and the surrounding communities, we can give you a real framework for thinking about your budget instead of a vague "it depends."

The three tiers of a kitchen remodel

Most kitchen projects fall into one of three general categories, and understanding which one you're planning helps set expectations before you start collecting design inspiration.

A cosmetic refresh keeps your existing layout, cabinet boxes, and plumbing/electrical locations largely in place. You're updating countertops, cabinet fronts or refinishing, backsplash, lighting, and maybe appliances. This is the most budget-friendly path and the fastest to complete.

A mid-range remodel typically involves new cabinetry, updated layout within the existing footprint, new flooring, updated electrical and lighting, and possibly moving a sink or relocating an appliance. This is where most of our North Shore clients land, because it delivers a genuinely new kitchen without touching structural walls.

A full gut renovation or layout change means moving walls, relocating plumbing and gas lines, reworking electrical service, and sometimes opening the kitchen to an adjoining room. This is common in older homes throughout Wilmette, Evanston, and Glencoe, where original kitchens were built small and closed off from the rest of the house.

We intentionally aren't going to hand you a single number here, because a $25,000 refresh and a $150,000+ full renovation are both "kitchen remodels," and quoting a generic figure without seeing your space would do you a disservice. What we can tell you is that costs scale meaningfully with square footage, whether you're relocating plumbing or gas lines, cabinet material (stock vs. semi-custom vs. custom), and countertop selection, since natural stone, quartz, and specialty surfaces carry a wide price spread. Why older North Shore homes affect the number

A lot of the housing stock in our service area — homes in Lake Forest, Winnetka, and Kenilworth-adjacent neighborhoods especially — was built well before 1960, some much earlier. That history is part of what makes these communities beautiful, but it also means kitchens often sit on original electrical panels, older plumbing configurations, or framing that wasn't designed with modern appliance loads in mind.

When we open up a wall or pull a permit on one of these homes, we sometimes find things that weren't visible during the initial walkthrough: knob-and-tube wiring remnants, undersized electrical service, or plumbing that needs updating to meet current code before we can tie in a new layout. This isn't a scare tactic — it's just the reality of working on homes with real history. Permits and timing in Illinois

Most municipalities on the North Shore require permits for kitchen remodels that touch electrical, plumbing, or structural elements — even if you're not moving walls. Each town (Highland Park, Deerfield, Buffalo Grove, and others) has its own review process and timeline, and that timeline is part of your overall project schedule, not separate from it. Seasonally, late fall through winter is often a smart window to start a kitchen project. Contractors and suppliers are less backed up than in the spring rush, and since kitchen work is almost entirely interior, Chicago winters don't slow it down the way they would an addition or exterior project. If you're hoping to have a finished kitchen for the holidays or before a spring event, working backward from that date with your contractor — including permit lead time — is worth doing early.

What actually drives your final number

When we sit down with clients, the real budget conversation centers on a handful of decisions: cabinetry (stock, semi-custom, or custom), countertop material, whether appliances are being upgraded or reused, and whether the layout is changing. Two kitchens of the same square footage can land at very different price points depending on those choices, which is why we walk through them one by one during a consultation rather than leading with a ballpark that may not reflect your actual project.

We also think it's worth saying plainly: a lower bid isn't always the better value. On older homes especially, the difference often comes down to whether a contractor is pricing for what's visible or accounting for what's likely behind the walls.
